What Information Will Be Needed for a Mission Viejo Certificate of Occupancy?
If you do not plan to do any type of tenant improvements, you will need to submit the following information to obtain your Mission Viejo Certificate of Occupancy:
- A completed application
- A fee of $217.00
- A letter containing your name, and a brief description of your business, square-footage of tenant space, differentiating the storage from the office space and noting that only the business name and/or owner’s name is changing
- A copy of the floor plan of your business location
- A site plan complete with entire lot of building and your business location within the building
- If you are opening an automotive shop, you need to submit electrical and mechanical plans
- Planning division approval
- Inspection from building inspector
If you plan to make changes to the building you are leasing or buying, you will need to provide information on a tenant improvement application. This application requests information about your business location, your business activities and all contact information for your business as well as contact information for the business owner. Other information is specific to your business location, such as the name and contact information of the property owner, the construction type, the occupancy load and code, the square footage, number of parking spaces, number of employees who will be present during the largest shift and whether there are fire sprinklers installed. If you will be doing any tenant improvements, you will need to submit information on the type of improvements, the name and contact information of the contractor who will be doing the work, square footage of the area being improved, and a detailed list of the work that will be being done. Please note that any tenant improvement may require a building permit.

As a home based business, you will not be permitted to create any noise, traffic or in any way impact your neighborhood more than any residential activity.
